Detached Garage Builder in Norris, MT

Norris is a highway junction with about 46 residents, and we will not pretend otherwise. What it does have is the nearest published snow load station in Madison County and no zoning of any kind.

No obligation. Every estimate starts with a walkthrough of the lot, the access and where the building can actually sit.

Frost depth follows the City of Bozeman published requirement, which we treat as the regional standard because the ground freezes the same depth on either side of a jurisdiction line.

Norris sits at the junction of US 287 and MT 84 in Madison County, at roughly 4,850 feet. The 2020 census recorded 46 people. It is a census-designated place and an unincorporated community, and it is genuinely tiny. There is no benefit in writing three paragraphs about a community of that size, so this page covers what actually matters for building there.

Hot Springs Creek drains through to the Madison River, with the Tobacco Roots to the west. The area is hilly and relatively arid, used mostly for farming and ranching. Nearby are Norris Hot Springs, the MSU Red Bluff Research Ranch about two and a half miles east on Highway 84, and the Beartrap Canyon unit of the Lee Metcalf Wilderness.

For building purposes the picture is simple. Madison County has not adopted zoning regulations, so there is no zoning district and no land use permit. Madison County is also not a certified building code jurisdiction, so the state has authority, and state law exempts a private garage or storage building built for the owner's own use. What remains is septic, administered by the Madison County sanitarian, which requires a permit for all systems and a county-licensed installer, plus floodplain and subdivision regulations where they apply.

One useful piece of local data: the Norris station, at the Madison powerhouse, is a published Montana snow load station. At 4,745 feet it records 34.9 psf. That makes it one of the better reference points in Madison County, and it is why the number turns up on the Ennis page as well.

Local conditions

What shapes a garage project in Norris

Zoning

None in Madison County

The county has not adopted zoning regulations. There is no land use permit and no setback table. Subdivision and floodplain regulations still apply where relevant.

Building code

State exemption applies

Madison County is not a certified code jurisdiction. A private garage or storage building for the owner's own use is exempt from the state building code.

Septic

County sanitarian

All septic systems need a permit from the Madison County sanitarian, and the installer has to be county-licensed. On a rural parcel this is usually the only permit in the project.

Before design

The Norris checklist

Five things we establish on a Norris property before drawing anything. Most of them cost nothing to check and a great deal to get wrong.

  • Septic permitting through the Madison County sanitarian, and whether the installer is county-licensed.
  • Whether the building is genuinely for the owner's own use, which is what the state exemption turns on.
  • Water supply and well location, since everything out here is on a private well.
  • Road access and whether a ready-mix truck can reach the building pad.
  • Site snow load by coordinates. The Norris station reads 34.9 psf at 4,745 feet as a reference point.

Nothing on this page is a code determination. Codes, fee schedules and zoning change, and Bozeman replaced its entire development code effective 1 February 2026 as a reminder of how fast that happens. We verify every figure against the current regulation for your specific parcel before design, and you should confirm anything you intend to rely on with the authority that administers it.

Questions

Building a garage in Norris

Do I need a permit to build a garage in Norris?

Usually only a septic permit, and only if the building affects the wastewater system. Madison County has not adopted zoning, so there is no land use permit, and the county is not a certified building code jurisdiction, so a private garage for your own use is exempt from the state building code.

Floodplain and subdivision regulations still apply where relevant. That is close to the lightest permitting environment in this part of Montana.

If nothing is inspected, how do I know it is built properly?

You are relying entirely on the builder, which is exactly why the specification should be written down. Footing depth, slab thickness and reinforcement, truss engineering to a site snow load, and the electrical standard all belong in the scope rather than being assumed.

We build to the same standard here as inside a city, and we put the specification in writing so there is something to hold us to.

What snow load should be used?

The Norris station at the Madison powerhouse, 4,745 feet, records 34.9 psf, and it is a published station in the state snow load study. That is a useful reference for the immediate area.

It is a station value rather than an adopted design load, so we still pull a site figure for the parcel. Montana also sets a floor of 30 psf design roof snow load after reductions.

Is it worth building this far out?

People do, mostly working shops and equipment storage on rural acreage. The building itself costs the same. Distance affects scheduling and delivery, and where it changes the price we say so before you have committed anything.

On acreage, post-frame is often the more economical answer. See pole barn garages.

Can I build a shop for a business here?

The state building code exemption is written around a private garage or storage building for the owner's own use, not part of a commercial enterprise. A building tied to a business falls outside it, so the building code applies and a state permit becomes relevant.

With no county zoning, the use itself is less constrained than it would be in Gallatin County. Confirm the code position with the state Building Codes Bureau before you build.
