Frost depth follows the City of Bozeman published requirement, which we treat as the regional standard because the ground freezes the same depth on either side of a jurisdiction line.

Four Corners is a census-designated place about seven miles west of Bozeman, named for the junction of US 191, MT 84 and MT 85. It is unincorporated, which is the single most important thing to know about building here. There is no municipal building department.

It is also one of the fastest-growing places in the county. The population went from 1,828 in 2000 to 3,146 in 2010 to 5,901 in 2020, almost all of it new subdivision development on ground that was farmed within living memory. That means covenants and architectural committees are common, and the housing stock is overwhelmingly post-2000.

The Gallatin River forms the western edge of the CDP, and the ground is valley-floor alluvium and river floodplain: clean, permeable cobble and gravel. Bearing is generally good. Groundwater is the caveat, and Four Corners has the shallowest of any place we work. The USGS describes the most favourable shallow groundwater conditions in the valley as being in the floodplains and west of Bozeman, which is precisely here.

The other local particular is water and sewer. The Four Corners Water and Sewer District serves part of the area. Outside it, parcels are on private wells and individual septic systems, and where the drainfield and its required replacement area sit will often decide where a garage can go long before setbacks do.

County land use permit

Four Corners has its own county zoning regulation, adopted in 2009. A detached garage needs a land use permit from Gallatin County Planning before construction, and multiple structures can go on one application.

Building code

State exemption applies

Gallatin County does not run a certified building code program, so the State Building Codes Bureau has jurisdiction, and state law exempts a private garage built for the owner's own use.

  • Subdivision covenants and architectural committee approval, which apply to most of the newer development here.

Building a garage in Four Corners

Do I need a permit for a detached garage in Four Corners?

You need a Gallatin County land use permit, because Four Corners has an adopted county zoning regulation. That permit confirms the structure complies with the zoning district: setbacks, height and use.

You generally do not need a state building permit for a private garage built for your own use, because Gallatin County is not a certified code jurisdiction and state law exempts it. Those are two different things and people frequently conflate them.

Is the shallow water table a problem for footings?

It is a construction planning issue rather than a design obstacle. Footings still go to frost depth. What changes is that the trench may need dewatering, the timing may matter, and the drainage and backfill detail around the foundation deserves more attention.

We look at it before excavation is scheduled, particularly on parcels toward the Gallatin River.

How does the septic system affect where the garage goes?

On an unsewered lot, more than the setbacks do. A drainfield has required separation distances, and it also has a designated replacement area that has to stay clear for future use. Building over either is not recoverable.

Locate both before choosing the building site. The Gallatin City-County Health Department administers septic permitting.

Can I build a shop for my business here?

That is a different question from a private garage, in two ways. The state building code exemption is written around a private garage for the owner's own use and does not cover a structure that is part of a commercial enterprise, so the building code applies.

Separately, the Four Corners zoning regulation governs what uses are permitted on your parcel. Both need checking before you build, not after.

What snow load applies at Four Corners?

There is no station at Four Corners itself. Nearby valley-floor stations run in the low 30s psf: Belgrade Airport reads 33.3 psf at 4,427 feet. Bozeman, higher and further east, publishes 46 psf inside city limits.
