Frost depth follows the City of Bozeman published requirement, which we treat as the regional standard because the ground freezes the same depth on either side of a jurisdiction line.

Big Sky is three separate places for building purposes. The Canyon sits along the Gallatin River around 5,900 feet, the Meadow around 6,200, and Mountain Village up near 7,400. That is a spread of roughly 1,500 feet, and in Montana snow load terms it is enormous.

We will not publish a snow load number for Big Sky, and you should be cautious about any site that does. The nearest station in the state study is Lone Mountain SNOTEL at 8,880 feet reading 200.5 psf, which is a mountaintop rather than a buildable elevation. There is no valid single figure for a community spread across that much vertical. We pull a site value by coordinates and design to it.

Jurisdiction is the other complication. There is no city of Big Sky. On the Gallatin County side, the Gallatin Canyon and Big Sky zoning district applies, administered by Gallatin County Planning, and most structures need a land use permit with a site plan, elevations showing height and roof pitch, floor plans, wastewater approval and staked corners. On the Madison County side, Madison County planning applies. The Big Sky Resort Area District collects the resort tax and has no land use authority at all, which is a common point of confusion.

Then there is design review. The Big Sky Owners Association and its architectural committee hold recorded jurisdiction in both counties. For a detached garage the relevant provisions are specific: detached structures should be consistent with the main residence in design and materials, pre-fabricated metal siding is not approved for the main body of a building, Class A roofing is required, heights are measured from average finished grade on all four elevations, the stricter of the plat, covenant or county setback applies, and a licensed surveyor has to verify the footprint before construction. What snow load should a garage roof in Big Sky be designed for?

There is no honest single answer, which is why we do not publish one. The community spans roughly 5,900 to 7,400 feet, and Montana snow loads climb steeply with elevation. Nearby, Bozeman 12 NE at 5,950 feet reads 95.7 psf and West Yellowstone at 6,659 feet reads 135.0 psf.

Who issues the building permit in Big Sky?

No one issues a municipal building permit, because there is no municipality. On the Gallatin County side you need a land use permit from Gallatin County Planning under the Gallatin Canyon and Big Sky zoning district. On the Madison County side, Madison County planning applies.

The Big Sky Resort Area District collects the resort tax and has no land use or building authority. It is a common and expensive place to waste a week.

Will the architectural committee approve a detached garage?

Generally yes, if it is designed to their standards. The committee requires detached structures to be consistent with the main residence in design and materials, prohibits pre-fabricated metal siding on the main body of a building, and requires Class A roofing.

A plain metal shop building that would be unremarkable in the Gallatin Valley is unlikely to pass here. That constraint belongs at the start of design.

Do I need a survey?

Yes. The architectural committee requires a licensed surveyor to verify the building footprint before construction, and heights are measured from average finished grade on all four elevations rather than from a single point.

On sloping ground that measurement method can materially change what height you are allowed, so it is worth establishing early.

What about septic and water?

The Big Sky County Water and Sewer District serves Mountain and Meadow Villages and a number of named subdivisions, with sewer only to some areas. Outside those, parcels are on private wells and septic through the health department.

If the garage will include a bathroom or a floor drain, that question needs answering before siting.
