It is worth separating these clearly, because the confusion causes wasted phone calls. Hyalite Canyon proper is Custer Gallatin National Forest, the most heavily visited Forest Service area in Montana, and the source of most of Bozeman's municipal water. There is essentially no private residential building land in the canyon itself.
The Hyalite zoning district is a different thing: a Gallatin County zoning district roughly two miles south of Bozeman covering about 6.25 square miles, or around 4,000 acres, of rural residential ground with a 5 acre minimum lot size for new subdivisions. Around 2,320 acres of it remains in active agriculture. Commercial uses, schools, churches and industry are prohibited. That is where a detached garage or shop gets built, and it is what this page is about.
The district plan flags three physical constraints worth knowing: floodplain, a concealed fault, and slopes over 15 percent, which the plan discourages building on. Elevation rises steadily toward the canyon mouth, and so does snow load. The Bozeman MSU station at 4,913 feet reads 42.3 psf; the Bozeman 12 NE station at 5,950 feet reads 95.7 psf. A parcel at the mouth of Hyalite is meaningfully heavier than a valley-floor Bozeman lot a few miles north.
Wildfire is the other factor. The Gallatin County wildfire plan identifies Hyalite Canyon among the areas with the highest potential fire intensity, and the local fire district covering Middle Creek and the mouths of Hyalite, Leverich and Sourdough canyons is 100 percent wildland urban interface across its 29,366 acres. The 2012 Millie Fire threatened the reservoir and Bozeman's water source.
