Frost depth follows the City of Bozeman published requirement, which we treat as the regional standard because the ground freezes the same depth on either side of a jurisdiction line.
Logan is a community of about 72 people on an alluvial terrace on the south side of the Gallatin River, at the natural outlet where water leaves the Gallatin Valley basin. It sits at Interstate 90 exit 283, at 4,087 feet. It is small, and this page will not pretend it is a town.
What Logan has is unusually good documentation. A groundwater assessment of the area records an average well depth of 147 feet with static water levels averaging 69 feet below ground surface. That is a deep water table, which is a favourable finding for footings and unusual in this part of the valley where shallow groundwater is the norm.
The soils are also mapped in detail. Three dominate: Ryell silt loam on flat ground, excessively permeable with a severe septic limitation and poor filtering; Kalsted sandy loam on 4 to 8 percent slopes with a slight septic limitation; and Chinook-Kalsted sandy loams on 8 to 15 percent slopes where the limitation comes from the gradient. Underneath is alluvium over the Dunbar Creek Member with deeper fractured limestone and evidence of karstic features.
The septic picture is the thing to take seriously. The area has small residential lots with individual wells and individual septic systems in close proximity, and a documented history of surfacing sewage and failing systems. Anything that adds fixtures or moves ground near a drainfield deserves care here.
Logan was established in 1889 as a Northern Pacific station and ran as a junction on the Rocky Mountain Division with a six-stall roundhouse until the 1930s. The stock is small legacy townsite lots with a mix of single-family homes, duplexes and mobile homes, surrounded by rural grazing land.

Generally better than the valley floor, for one specific reason: the water table is deep. Static water levels average around 69 feet below ground surface, so a 36 inch footing trench is well clear of it.
The soils are silt loam and sandy loam over alluvium. Slope matters on the Chinook-Kalsted units, which run 8 to 15 percent.
Two reasons. First, siting: a drainfield and its replacement area cannot be built over, and on the small lots here they are often closer to the house than people expect. Second, the area has a documented history of surfacing sewage and failing systems on permeable soil with poor filtering.
If the garage will include a bathroom or a floor drain, that becomes a health department question before it is a builder question.
At 4,087 feet Logan is among the lowest ground we build on, comparable with Three Forks at 4,074 feet and Manhattan at 4,232 feet, where the station reads 20.7 psf. Snow loading here is light by regional standards.
We still pull a site figure for the parcel and engineer the truss package to it.
The size of the community does not change the building. What changes is scheduling, since it is a longer run for crews and deliveries than a Bozeman job.
