Manhattan sits in the lower Gallatin Valley at 4,243 feet, which makes it the lowest of the valley towns we work in and, by the snow load data, the lightest. The Montana snow load study records 20.7 psf at the Manhattan station, against 42.3 psf at Bozeman MSU about 700 feet higher. That difference is real money in a truss package.
The town sits back from the Gallatin River, which lies to the east and north. The town growth policy notes that much of the area northeast of Manhattan around the river is within the 100-year floodplain, while the town proper is largely outside it. Parcels toward the river need that checked; parcels in town generally do not.
The ground is valley-floor alluvium, cobble and gravel with sand, silt and clay, and the growth policy documents two active gravel pits within the planning jurisdiction. That is direct evidence of shallow commercial-grade sand and gravel, which usually means good bearing and hard digging in equal measure.
The housing stock is older than the county average. Over 80 percent of Manhattan's homes were completed before 2000, and 80 percent are single-family detached. Residential density is around three to five units per acre. That combination, older houses on reasonably sized lots, is good raw material for a detached garage, and it also means a lot of the properties here already have an outbuilding that has reached the end of its life.

If your ground is toward the river, that gets checked against the current FEMA mapping before design, because floodplain rules affect what an accessory structure can be and how it has to be built.
Different regime entirely. Outside the town boundary you are in unincorporated Gallatin County: no municipal zoning permit, no county building department, and the state building code exemption for a private garage applies.
If your parcel is inside a county zoning district you need a land use permit. Manhattan also has a joint city-county growth policy, so the extraterritorial planning boundary is worth confirming rather than assuming.
Frequently, and Manhattan has plenty of candidates given that over 80 percent of its housing predates 2000. The usual finding is a footing well short of 36 inches under the old building.
Rebuilding on the same footprint is generally the simplest path. Building something larger means checking current setbacks for the district rather than relying on what was allowed when the old garage went up. See demolition and rebuild.
