Why these pages exist

Location changes the building, not just the drive

Most contractors publish city pages that are the same paragraph with a name swapped. We wrote these differently, because in this part of Montana the differences between towns are large enough to change what gets built.

Snow load is the clearest example. The Manhattan station reads 20.7 psf at 4,232 feet. West Yellowstone reads 135.0 psf at 6,659 feet. Those two roofs are not variations of each other. One is a standard truss package and the other is a serious structure.

Permitting varies almost as much. Bozeman, Belgrade, Livingston and West Yellowstone each run their own certified building code programs. Gallatin, Park and Madison counties do not, so the state has authority in unincorporated areas and it exempts a private garage built for the owner's own use. On top of that, Gallatin County has 22 zoning districts, several of which cover ground we work on, and each requires a land use permit with its own setbacks and height limits. Madison County has no zoning at all.

Ground conditions differ too: alluvial fan in Bozeman, shallow groundwater at Four Corners, cobble gravel at Willow Creek, high-clay bedrock at Wilsall, loess-capped terrace at Cameron. Those are foundation decisions, not trivia.

Jurisdiction

Who has building code authority where

Montana runs building code enforcement through certified local programs. Where a city has one, the city inspects. Everywhere else the State Building Codes Bureau has jurisdiction, and the state code exempts private garages and private storage structures of any size used only for the owner's own use, along with farm and ranch buildings.

No building permit does not mean no rules. A private garage on unincorporated county ground still has to satisfy the zoning district it sits in, if there is one, plus septic and well separation, floodplain rules, and a driveway approach permit where a county road is involved. The exemption is also written around the owner's own use. Build the same structure as part of a business, or put a dwelling above it, and the exemption stops applying.

About coverage and permitting

Which authority permits my garage?

It depends on which side of a city limit your parcel is on. Bozeman, Belgrade, Livingston and West Yellowstone all run certified building code programs inside their own limits. Everywhere else in Gallatin, Park and Madison counties falls to the State Building Codes Bureau, which exempts a private garage built for the owner's own use.

Why is there no Bozeman service area page?

Because the homepage is the Bozeman page. Building a second page targeting the same city would compete with it for the same searches and split the signal between them, which helps nobody.

Everything a Bozeman page would say is on the homepage, including the design criteria, the permit position and the development code change.

Do prices change by location?

The building costs much the same anywhere in this region. What changes is the site work and the roof. A West Yellowstone roof designed for 135 psf is a different structure from a Manhattan roof at around 21 psf, and that shows up in the truss package.

Distance mostly affects scheduling. Where it affects price we say so before you have spent anything.

What if my property is not on this list?

Ask. These twenty are the places we have written pages for, not a boundary fence. If you are within reasonable reach of the Gallatin Valley we will tell you whether it works.
