A garage that is merely ugly is a different project from one that is failing. Work out which you have before spending anything.

Older Bozeman neighbourhoods have a lot of small garages built before the current code, often on footings well short of 36 inches, sometimes on no real footing at all. Many of them are still standing and doing their job. Some are past saving.

The useful distinction is whether the problems are cosmetic or structural. Siding, roofing, a sagging door and a cracked surface are repairs. A wall out of plumb, a slab that lifts every winter, a roof that has deflected, or rot at the sill plate are the building telling you that something below it has failed.

Rebuilding on the same footprint is often the simplest path with a planning department, because you are not changing where the structure sits. It also lets you fix what the original builder could not: proper footings, a real slab, a roof designed to today's snow load, and power that is not a single extension cord from the house.

The other reason people rebuild is size. A 1950s single garage does not hold a modern pickup. If you are replacing it anyway, replacing it with something the right size is usually the better economics, provided the setbacks allow it.

Can we build on the old slab?

Sometimes. It is worth asking, because keeping a sound slab saves real money. But it has to be assessed rather than assumed, and the assessment is not a glance at the surface.

What we look at: the thickness at the edge, whether there is a thickened edge or footing under the perimeter at all, how deep that footing goes, whether the slab is level, and what the cracks are doing. A crack that follows the perimeter and opens seasonally is a foundation problem. Random shrinkage cracking usually is not.

The most common finding on a pre-1980 garage slab in this valley is a perimeter footing far shallower than 36 inches. That slab has been moving with the frost for decades. It may look fine and it is not a foundation for a new building.

The second most common finding is that the old slab is the right idea in the wrong place, because the setbacks or the septic layout have changed since it was poured, or because the building you want now is bigger than the one that is there.

Before you commit

Things worth knowing before you start

A structure in the conservation overlay may need review before it comes down. Bozeman's Neighborhood Conservation Overlay District covers a large part of the older city, and demolition of a structure there is within the scope of Certificate of Appropriateness review. Check before scheduling anything.

Rebuilding bigger is not automatic. The existing garage may sit closer to a line than current rules allow, and be there legally as a pre-existing condition. Replacing it with a larger building is a new application against current standards.

Old buildings sometimes contain materials that need handling. Pre-1980 structures can have asbestos-containing materials in roofing or siding, and lead paint. It is worth knowing before demolition day rather than during it.

Removing the slab is a separate cost. Breaking out and hauling concrete is not trivial, particularly where access is tight. If the slab is coming out, it belongs in the estimate as its own line.

Can I build a new garage on my old slab?

Only if the slab and, more importantly, the footing under its perimeter check out. Older garage slabs in Bozeman were often poured on footings much shallower than the 36 inches now required, and a slab that lifts seasonally is a foundation that is already failing.

We measure edge thickness, look for a perimeter footing, survey for level and read the crack pattern before treating an existing slab as a foundation.

How much does garage demolition cost?

It depends on size, access and whether the slab comes out. Taking down a small wood-framed garage with good access is at the lower end; breaking out and hauling a slab from a tight back lot is at the higher end.

Do I need a permit to demolish a garage?

Inside a city, generally yes. In Bozeman there is an additional consideration: if the property is in the Neighborhood Conservation Overlay District, demolition falls within Certificate of Appropriateness review, and that has to be resolved before the building comes down.

On unincorporated county ground the requirements are lighter but a zoning district may still have something to say.

Is it cheaper to repair than replace?

Often, if the problems are above ground. Siding, roofing, a new door and a surface repair are a fraction of a rebuild.

If the footing has failed, repair is money spent on a building that will keep moving. That is the distinction the assessment is for.

Can I make the new garage bigger?

Sometimes, and it depends on current setbacks rather than the ones that applied when the old garage went up. Bozeman replaced its development code and zoning map on 1 February 2026, so this needs checking against the current code rather than any published table.

What about asbestos or lead paint?

Structures built before around 1980 can contain asbestos in roofing or siding materials and lead in paint. It is worth establishing before demolition is scheduled, because it changes how the material is handled and disposed of.

This is a testing question rather than a builder's judgement call, and it is much cheaper to answer in advance.
